Former gardener asks $75 million for Nixon's 'Western White House'

San Clemente, California's La Casa Pacifica is famous for being the "Western White House" of President Richard M. Nixon.

Along with his business partners, Nixon was the historic home's second owner — he bought it in 1969 for $1.4 million. The current resident, retired Allergan CEO and founder Gavin S. Herbert, is asking $75 million for the Spanish Colonial Revival stunner, which has been featured in Architectural Digest three times.

Herbert, who has owned the home for the past 35 years, was already a burgeoning businessman when he volunteered to be the property's head gardener, back when Nixon still owned the estate. His love of all things green is evident throughout the property.

The two parcels of land that comprise the estate total 5.45 acres, with 450 feet of beachfront property.

Restored and modernized in 1927, the 9,000-square-foot main residence includes five bedrooms, a grand main room, a den, a bar, and a guest suite.

But there's also a detached two-bedroom guest house across the way, just in case the guest suite is occupied.

Tavern island

Real estate mogul and "Shark Tank" star Barbara Corcoran is reportedly on the hunt for a private island.

Corcoran is said to be eyeing Tavern Island, a $10.99 million private estate off the coast of Rowayton, Connecticut.

The 3.5 acre island is appointed with an English Country Colonial main residence with six bedrooms and 360-degree views of the water.

First colonized by the English in 1651, the island previously served as a landmark for harbor pilots.

The name Tavern Island emerged after captains and crew members used the island as a drinking spot following a journey at sea.

The 6,116-square-foot main home features a stone fireplace, two offices, an exercise room, and a steam room. Private Islands Magazine says the stone and construction materials used for the interior and exterior were brought over on frozen waters via oxcart.

There's also a two-bedroom guest cottage that dates back to the 1700s, a boat house with a large game room, and a tea house with a private meeting room.

As for amenities, the island boasts its own private beach, a 75-foot swimming pool overlooking the sea, and a fire pit.

Back in the 1950s and '60s, showman Billy Rose owned the island, which he used to host extravagant parties attended by stars like Marilyn Monroe, Maureen O'Sullivan, and Barbra Streisand.

Before that, screenwriter Lillian Hellman is said to have rented the guest cottage.

Back in April, the New York Post reported that Corcoran had added a $10 million penthouse to her slew of properties. A private island would make for a nice getaway when she tires of high-rise living.

Why Amy Schumer still lives in a tiny one-bedroom walk-up apartment in New York City

Amy Schumer

With a hit summer movie, an Emmy nod for her show on Comedy Central, and an HBO special in the works, Amy Schumer's career is at an all-time high.

But all that success hasn't affected her spending habits. The 34-year-old comedian is still living in a small apartment in New York City.

Schumer recently told Radio 1’s Scott Mills, "I’m like the richest person I know and I have a one-bedroom and a walk-up. My bed folds up into the wall and I iron there."

As for why she hasn't upgraded, Schumer said, "Everyone says I’ll make money on the next thing, but they’ve been saying that for 11 years."

Amy Schumer Cheers GIF

Schumer has quite the rocky history with New York City real estate.

She has lived on the Upper West Side, Chinatown, Murray Hill, Williamsburg, and reportedly now Chelsea.

In 2011, Schumer talked to BrickUnderground about her apartment woes:

I moved to NYC to become an actress in 2003 when I graduated from college. I found a small studio for the monthly rent of $1,275 in Chinatown via Craigslist where I dealt with a shady broker — again with my habit of gravitating towards abusive relationships — who tried to give me advice on how to hack it in this city. I thought I could afford the place but soon had to get a roommate — in a STUDIO. I placed an ad on Craigslist and found a student from Ohio willing to pay for half the rent to sleep on a loft bed. Luckily she was great and we’d sit around watching 'Sex and the City.' Neither of us had much of a social life as bringing someone home was really tricky.

From there, Schumer moved to "a huge 2BR duplex in Chelsea for only $1,600 a month" where she only had to pay $800 a month, but things didn't work out because "the only issue with the apartment was the roommate was a big slut."

So Schumer, who grew up on the Upper East Side, packed up and headed to her own studio apartment on the Upper West Side.

"I found it through a broker and truly love it," she said at the time. "I continue to appreciate the neighborhood and am thrilled I have no bugs. What irritates me is the size. With my bike housed in my apartment, it is tiny. It has everything that a big house would but shoved into a ridiculously small area. The closets weren’t built correctly so to open one door I have maneuver myself in weird positions, like Indiana Jones."

One day she hopes to purchase her dream home — "a penthouse in the West Village by the water."

In the 2011 interview with BrickUnderground, Schumer, who has always rented, revealed that "I did think about buying but unfortunately the banker said I am far away from being able to afford it. Someday … someday."

With Schumer's latest movie, "Trainwreck," raking in over $111 million worldwide at the box office on just a $35 million budget, it looks like someday may be today.

New Yorkers will pay $1 million for something most Americans get for free

42 crosby st

For Manhattanites who require a set of wheels and a guaranteed place to park it, the cost of the car itself is a mere drop in the bucket when it comes to expenses.

DNAinfo has called the parking space the new "ultimate status symbol."

At least two new condo developments in New York City are charging $1 million for a permanent place to park a single car, according to The Wall Street Journal.

The development 42 Crosby St. is building 10 units in New York's Soho district (which used to be an actual parking lot) and has 10 underground parking spots available on a first-come-first-serve basis for that magically round million-dollar price tag.

The spots measure approximately 150- to 200-square-feet, which, as the The New York Times notes, makes their price per square foot higher than that of the actual apartment units upstairs.

The cheapest apartment price per square foot at 42 Crosby St. is $3,140; the parking spots below the building are $5,000 per square foot.

Another building, located at 15 Renwick St. in the Hudson Square district, has only three $1 million spaces. The WSJ reports that developers said the parking space prices are high because they expect them to be purchased in conjunction with the building's two penthouses, which are on the market for $7 and $11 million.

The New York Post did the math and these top-tier parking spots work out to be the same as getting a $115 parking ticket every day for 24 years.

However, these $1 million parking spaces don't actually represent the market rate. Jonathan Miller, president of appraisal firm Miller Samuel, told the WSJ that the most expensive parking space he's seen was for $325,000 and the market rate is closer to that number.

Today's first-time homebuyer is 32 and more likely to be single

$

0

small house front door

A lot of people have this idea that buying a house is something you do once you're married and ready to "settle down."

Maybe you buy your first house so you have room for your kids, or you're preparing to need that room.

That's mostly how it used to be. Historical data shows that the majority of first-time homebuyers in the '70s were about 29 or 30, married and had a family of nearly three people to move into that first nest.

Now, first-time homebuyers are more likely to be single and about 32.5 years old. Only 40% of first-time homebuyers were married between 2010 and 2013, down from 47% between 2000 and 2004 and down from 52% in the late 80s, according to a report from real estate company Zillow.

About 30 years ago, the median age of someone buying his or her first house was 29.6 years old, but by 2010 through 2013, the median was up to 32.5 years. Actually, the age of homebuyers has been in the neighborhood of 33 years since 1995, but the share of the population that's married has gone down, and the length of time the homebuyers had spent renting before buying has gone up.

Cost seems to have a much larger impact on home-buying tendencies than family status. At least, that's the way it looks, based on the Zillow analysis. Zillow used data from the Panel Survey of Income Dynamics (from 1970 through 2013), which has been conducted by University of Michigan researchers since 1968.

In the early '70s, the median age of first-time homebuyers was 30.6, and they spent a median of 2.6 years renting before buying a home. The median home price was also only 1.7 times the median income during those years. From 2010 through 2013, first-time homebuyers came to the market after a median six years of renting, and a median-priced home was 2.6 times the median income.

Homes have gotten more expensive, but wages haven't kept up. Rent isn't cheap, either, but a tight post-crisis mortgage market, coupled with the challenge of saving for a down payment, often makes renting more doable than buying a house.

When it comes to buying your first house, it can feel like there's a lot beyond your control — housing prices, your income, property availability, etc. — but if you go into the process with good credit, you can improve your chances of getting a mortgage. (Here's an explainer on what a "good" credit score number is.)

If buying a house is in your future plans, you should be checking your credit regularly, not only so you can identify areas for improvement but also to make sure everything on your credit reports is accurate (here's how to get your free annual credit reports from the three major credit reporting agencies). There are a lot of little things that can make getting a mortgage messy, so do your best to make sure your credit isn't one of them. To stay on top of that, you can check your credit scores for free every month on Credit.com.
